South Park Hill
South Park Hill has enjoyed a consistent rise in home sale prices since 2015 and currently outranks its sister neighborhoods of North Park Hill and Northeast Park Hill. City Park, the adjacent Denver neighborhood, is an ideal area for young families to settle down thanks to its top 10 safety ranking and Grade A marks for all of its schools.
Residents value South Park Hill for its architectural diversity, relaxed suburban environment, and easy access to downtown Denver, and they don’t have to travel far to find everything they need within the commercial corridors along both East Colfax and East 23rd avenues, in addition to the flourishing pocket on Oneida Street.
The median age in South Park Hill is 40 years old at this writing (November 2021). Kids under age 18 make up more than 20 percent of the residents. It is a highly educated community with about three-quarters of the adults 25 and older holding a bachelor’s degree or higher. Forty-eight percent of neighborhood commuters report the trip takes between 15 and 30 minutes. When it comes to housing, 78 percent of available units are owner-occupied. The average household income is nearly $125,000 and the majority of area households are comprised of families.
South Park Hill also offers a variety of restaurants, a butcher shop featuring Colorado-raised beef, old-fashioned barber shops, gymnastics and dance studios, an interior design firm, parks, and meandering boulevards lined by magnificent mature trees.
